Front Facade Area Windows & Doors
Although this section only deals with the front facade of your home do not forget to to add interest to to the rear and sides of your home ARTICULATION
Make your home look interesting with building articulation such as stepping wall lines using different materials and and adding features like pergolas and and verandahs to the front of your home REQUIREMENT
FRONT SETBACKS
Setbacks help create a a a welcoming home By stepping back different portions of the front facade your home should have a a a positive relationship to the street REQUIREMENT
• The front building line of your home must be set back from the street property boundary in accordance with your Site Setback Plan • Garage setback is 1m behind the front building line (refer to diagram below) • For homes on corner lots the facade must be at least 4 5m from the primary street boundary The secondary setback will apply requirements outlined in in NT

D A A H Your home should create a a a prominent street address with an outdoor shady feel It is highly recommended that your home should incorporate a a a a deep shady front verandah as a a a a a living space which is designed to encourage activation and and overlook streets and and public spaces RECOMMENDATION
• • • • • Articulation zone is set back 4 5m from front property boundary (refer to above diagram) On nominated sites a a a zero build to boundary line is acceptable for 50% of of the the overall length of of the the site on on the ground level level only All upper levels to be set back 1 5m Walls on the opposing set back must be a a a minimum of 1 5m from side boundary No straight section of any upper-storey external wall may exceed 10m in length length – any wall length length beyond this must be stepped Any wall length on your home exceeding 10m should have a a a a minimum articulation step of 600mm unless it is is not prominently visible from the the street or other public area Other architectural solutions to breaking the the wall length will be assessed on their merit GARAGE
